Land:
Property is divided into 2 larger and one 20 ac pastures, house and yard are fenced out. We get about 400 bales a year of wild mixed grasses off our small hayfields without having to irrigate. All haying equipment included in the asking price. The grass is very rich and we got maximum weight gain for our yearlings in the years that we ran cows. Local ranchers are always interested to lease some of your land for grazing if you don’t want to own cows yourself.
The property is not in the ALR, and so it can be subdivided. There are a handful of spots that would make GORGEOUS building sites, and where the terrain suggests lines of division that ensure you won’t see or hear your neighbors.
House:
Our log home was constructed in 1998, and we built two frame additions in 2009 that almost doubled our living space. Bright, spacious and open-plan, it has gorgeous views from every room and lots of natural light. It has three bedrooms (two upstairs, one down), kitchen (plenty of countertop space!) and dining area in the central living space, a cozy nook with rocking chair for reading, a living room big enough to dance in, a bright office with windows on three sides that could also be a nice den or bedroom. A clean mudroom/utility/laundry room at the back door helps to keep things tidy and has lots of space for your outdoor clothing. We have one bathroom, since there is just the two of us, but there would be several spaces that would lead themselves to putting in a second one, should you ever feel the need.
There are two decks, an attached unheated (but mouse tight) storage building for freezers and fishing and other sports gear, and a root cellar under the storage room.
The house is heated with wood. Logs retain the heat very well, so we feel our house is much warmer than most frame houses we visit. We have an awesome Pacific Energy stove that is enough to heat the whole house most of the time. For the coldest winter nights, or simply for the joy of watching a flickering fire, we have a second, smaller glass door wood stove in the big living room.
Outbuildings:
There is a big garage, a shop, a hay shed, outhouse, cold smoker, and some storage sheds for tack, gardening and ranch equipment at the back of the garage. The diesel tank sits in a shed so it’s never covered with snow, and the generator is in a separate enclosed room so it’s very quiet. There is another cabin for hay storage at the corrals, and a tall 42’ x 16’ new Coverall structure sits next to our little ultralight airstrip. It currently houses a trike (a motorized hang glider), but would be great to store any and all toys you may have – or hay!
We got two fully finished cute guest cabins, one is 1 bedroom, bath, living room, sleeps 2 – 4 with a futon in the living room. The other has two bedrooms, loft, bath, and kitchen, sleeps 4 or 5. These could generate quite a bit of income for you, like they do for us.
Water:
You won’t need to haul water for horses or livestock, there are natural water sources in each section of the property.
Our own water comes from a spring on the hill that is captured with a proper intake structure. It is a gravity-fed system, so it doesn’t need a pump or power and is free of cost to run. Intake tank and pipes are well-buried and have proved reliable and frost-free since 8 years. It is excellent drinking water. We got two frost-free yard hydrants to water livestock, in the yard and at the corrals.
Power:
We’re off the grid, and hydro is not slated to come here anytime soon. We got a bank of 12 large batteries which get charged by our 8 panel solar system, so you won’t need the generator very often. Our 25 watt Kubota diesel generator comes on automatically whenever the batteries get too low. It is super quiet. Nothing to do or watch! Or you can start it from the house with a push of a button. The big fuel tank for the generator works with gravity, and is refilled with the electric pump of the Tidy Tank on the back of our truck. That equipment is all included (no not the truck J). So there is no lifting, splashing, no mess or effort. You just run every tool, machine, small appliance or entertainment electronics the way you are used to. Fridge and range are propane, to save you some money on diesel in winter. Our average power bill is under $ 100 a month, with two freezers!!
Neighborhood:
We are surrounded by crown land on 3 sides, and have only one neighbor (seasonal), about 700 m away and can’t be seen or heard from our house. Nor can you see any manmade structure, road, clearcut or power line. Great, green views in each direction from every room of the house! The quiet must be experienced to be believed, and all visitors comment on how peaceful it is up here.
Surroundings:
Deadman Valley:
Heading straight north for 55 km after branching off Hwy # 1 between Savona and Cache Creek, this is a spectacular, scenic drive. The road turns to gravel shortly after leaving the Highway. It follows the Deadman River all the way, until it climbs out of the valley bottom and onto the plateau, shortly before reaching Singing Lands Ranch. Fantastic colorful rock formations make a dramatic backdrop to the few ranches and cabins that constitute the Deadman Valley population. One site is protected as Castle Rock Provincial Park. 6 lakes are dotted along the upper half of the road, Mowich, Snohoosh, Skookum, Deadman, Outpost and Vidette Lake. Some of these have forestry camp sites, and all hold fish. The road is shaded and winding, and narrow in some places in its upper part. Take your time and enjoy the scenery and the wildlife. It is a gazetted road and government maintained year round, to a point about 5 km past our place. In summer or in mild winters you can get back to Kamloops via the Sawmill Creek Road. This is not government maintained all the way, though, it’s a big logging road but may be closed in winter. Deadman Road is always open and we don’t even own chains, have never needed them in 15 years up here. There is also a shortcut that brings you to 100-Mile House in 1 ½ hours, via the Ainsworth 3300 Rd, joining Hwy # 1 at Chasm. Turn right onto the 3300 instead, and you’ll reach Bog, Hammer, Bonaparte and Eagan Lakes, and will join Hwy 24 at Bridge Lake in about 1 ½ hours. How’s that for a central location J?!
Deadman Falls are a spectacular chasm where the water drops a good 150 feet. They are just outside of the southeastern corner of the property, a nice walk or 5 minutes on the road.
Our property sits on the edge of the plateau rising over Deadman Valley. It’s called Kukwaus Plateau on the maps, it’s the border between the Cariboo and Thompson regions, and a part of the Bonaparte Plateau. We’re at an elevation of 3000 feet. The country is gently rolling hills, some open, park-like country with many natural meadows and Aspen groves, some more densely forested with Lodgepole Pine, Douglas fir and Engelmann Spruce. The old ranchers and First Nations call our place the Plaiu (sp?), named for the wild onions that abound each spring, along with stunning displays of wildflower meadows. The name Singing Lands was chosen by a former owner, when he heard angelic singing that he thought was supernatural in origin. He was not the only one, see link below.

Close to us, the Bonaparte Plateau Moratorium area is a large vehicle-free zone with a 12.000 hectare park as it’s core, and it starts about 20 min from our property. Unlimited hiking or riding in true wilderness, fly-in only fishing lakes, a rare gem for outdoors people and yet so easily accessible from here.

Kamloops:
We’re 95 km away from Kamloops. This is a town of 85.000 that serves an even larger hinterland population, and it has all the services and facilities anyone could want. There are world-class sports facilities (Kamloops calls itself Canada’s Tournament Capital), including an aquatic center. There is good shopping, running from the big box stores of all the major chains to smaller chic boutiques in the funky downtown core. There are plenty of restaurants, a university, a host of service clubs, community organizations, and most medical facilities you could wish for. A large hospital, many specialists and some new interdisciplinary treatment centers make most advanced medical technologies and diagnostics available here. There are art galleries, a symphony, theater and museums. Kamloops has an airport that is serviced by several airlines including West Jet. It is not Vancouver, but you’ll find you can meet most of your needs here. And there are no traffic jams, no problem to find parking, and people will still wave at you, and be helpful in many ways. It is usually sunny and hot here. The cowboy flavor and small town friendliness of this city is still strong and authentic, and it is a very pleasant place to get supplies, run necessary errands or do business.
Weather:
You’ll love the sunshine! We’re at 3000 feet elevation, and the nights get cool even in summer. Days are hot and sunny in summer. We get lots of sunshine hours even in winter due to our location on a plateau, and the southern exposure of the house. It is a dry region. Snow pack is usually around 2 feet. Last winter, we never even needed to feed any hay, the horses could graze and rustle throughout. Winter average temps I would guesstimate at – 8 to -10 daytime and - 14 to - 18 at night. The thermometer goes above zero most days for a while, around noon, even in winter, because of the plentiful sunshine with settled winter weather. June is the one rainy month (that’s also the only time when there are some mosquitoes or black flies). We don’t have a mud season. I do not own an umbrella, and have gone 7 years without owning rubber boots – and I bought those for a holiday J.
Communications:
We have a satellite high-speed internet system. We choose to run our phone through it as well, the Dolphin VOIP system. There are other phone systems you could try, but VOIP is incredibly cheap, $ 35 a month for unlimited world wide calling. If you phone us, you’ll notice a slight initial delay,that is the satellite. Don’t hang up, it may take a few hellos before you can hear us, but then the connection is usually good.
Email and web run fine, no problems there. For the past few years we have run a very successful internet business here that we have just recently sold, selling treeless saddles. We got a large, bright office that is a joy to work in, and plenty of lockable storage space for all your warehousing needs.
